Start with the 99 Hour Pre-Licensing Course

Before you can take the state and national exams, you’ll need to complete a 99 hour Pre-Licensing Course through an approved school in Delaware. This is where your foundation begins. You’ll learn the laws, contracts, math, ethics, and some real world practices every successful agent relies on.

Once you pass your math, sales, and law exams with your Pre-Licensing Course, you’re able to move on to the next step.

Pass the Delaware State and National Real Estate Exam

Next comes the big milestone. The real estate exams has two sections: one on national real estate principles and another on Delaware specific laws.

You’ll need to pass both portions, and you’ll have up to three attempts. If you don’t pass within those attempts, state regulations require that you retake the pre-licensing course before trying again.

When you pass both the state and national exams, you can then apply for your Delaware Real Estate License.

Apply for Your Delaware Real Estate License

Once you’ve passed the exam, it’s time to make it official. You’ll apply through with the Delaware Division of Professional Regulation where you’ll submit:

  • A Broker Statement Form, showing you’re sponsored by a licensed Delaware broker

This step makes you an active, licensed real estate professional in Delaware but you’re not quite ready to start working with sellers and buyers.

Join a Local Board of REALTORS® and the MLS

To begin practicing, you’ll join one of Delaware’s three local REALTOR® associations:

  • Kent County Association of REALTORS® (KCAR)

  • Sussex County Association of REALTORS® (SCAOR)

  • New Castle County Board of REALTORS® (NCCBOR)

Joining one of these automatically connects you with the Delaware Association of REALTORS® (DAR) and the National Association of REALTORS® (NAR).

You’ll also become part of the Multiple Listing Service (MLS) which is an essential tool for accessing and marketing listings and housing data.

Complete Your Post-Licensing Education

Getting licensed is just the start. Within 90 days of receiving your Delaware real estate license, you must complete 12 hours of post-licensing education. These courses cover professional standards, agreements, contracts, and more.
